House Rules

Atlantic Shore Getaway Jacksonville Beach, FL Terms & Conditions

Rates are quoted on a per night, per week or per month basis as noted. Unless specified, check-in time is after 5:00 p.m., and checkout by 11:00 a.m. on the day of departure. Charges vary and are subject to change without notice. The property comes fully equipped with television(s), linens, dishes and utensils and an initial supply of soap and paper goods.

Guest can cancel a reservation up to 72 hours after booking with no penalty. If date of arrival is less than this at the time of booking cancellation is only available without penalty up to 5 pm day of arrival. Any cancellations after such time are not refundable. All funds paid to the date of cancellation will be retained as a cancellation fee.

Upon receipt of full payment your Reservation Confirmation will be emailed to you. Your check-in information and instructions and access code to your unit will be messaged too you the day of arrival and will include your unique door access code.. Check-In time is 5:00 pm. To request an early check-in, please call or email us as your earliest convenience, a few days prior to your arrival to see if we can accommodate your request.

Check-out is 11:00 am on the day of departure. Your entire party must vacate the property and lock up the unit by 11:00 am. Failure to check out on time may result in a $150 late fee. The Property will be inspected and cleaned upon your departure and the cleaning fee has been included in your total rental fee. Late check-outs after 11:00 am can be requested. Departures later than 2:00 pm will be charged a full day’s rate. If you would like a late check-out, please plan with us at least 24 hours before departure time. Late departures are subject to calendar availability and cannot be guaranteed.

The property shall be in the same condition upon departure as at check-in. Normal wear and tear are excepted. Owner or its agents may enter the property at reasonable times to make repairs or provide maid service. Guest may cook in areas specifically designated for cooking. Guest must immediately notify Owner or agent of fire or any damage to the property. Guest shall be liable for all acts of the family, invitees, employees, or other persons invited into the property. Guest may not sublet or assign this rental agreement. Guest shall abide by the House Rules of the Owner as provided to Guest. Guests shall not bring any pets onto the property with out prior approval and payment of the $50 pet cleaning fee. Guest will not smoke indoors. No events or parties shall be allowed without prior consent. Additional charges may apply. No catering or outside live music permitted without prior consent; additional charges may apply. Guest understands that there are certain inherent risks to person and property located adjacent to the ocean , including the possibility of drowning. Guest acknowledges that the owner would not rent the property unless the Guest accepted this condition.

Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. If a renter is evicted by owner, agent, or law enforcement, you will not receive a refund of any kind.

Although the property will be completely equipped for rental purposes, we cannot accept responsibility for aesthetic conflicts.

The property is equipped for basic vacation needs. Basic supplies such as soap and toilet paper and kitchen basics (ketchup, salt, pepper, cooking spray etc. are provided by the owner. Propane is provided for the BBO and Fire Pit. Please contact Jacklyn at (714)747-6555 if the propane runs out during your stay and she will handle getting the tanks refilled for you. We will make every effort to make sure this is the case; however, this cannot be guaranteed. To be sure, please bring supplies with you. Grocery stores are very close if you need to get some immediately. Maintenance problems in Property will be handled in a timely and professional manner provided we are given notice of a problem. Please let us know immediately upon arrival of any issues with Property.

Each property has a specific maximum occupancy. Take note of the maximum occupancy allowed in the property before making a reservation. The maximum occupancy includes all members in the party above the age of 24 months of age. By exceeding the maximum occupancy may incur additional fees and/or eviction without refund.

Renter must be 23 years of age. If we discover that renters are under the age of 23, they will be immediately evicted, and forfeit any rights to a refund.

Please make sure all windows and exterior doors are locked when checking out of the property. Please make sure all 4 air conditioning units are turned off when checking out of the property. The units are also heaters. The units in the living room and sunroom are connected and the 2 in the bedrooms are connected. The connected units cannon heat and cool at the same time.

Smoking and/or vaping is strictly prohibited inside the property. There are no exceptions. If there is evidence of smoking in the unit, you will be charged a $500 fee and/or asked to vacate the Property immediately without refund.

Pets are allowed in the property with prior approval with a $50 pet fee (one fee for entire stay). A request for the pet will will be received after booking. If you arrive with an unapproved animal, you will be charged a $500 pet fee and / or evicted without refund. Service animals must always be vaccinated and have updated licensing present on their collar and be on a leash or in a kennel.

The property has curbside trash pickup, please place trash in the appropriate bins and take the bins to the curb. After the trash has been picked up, please put the bins back to their original location. The trash pickup information can be found on the side of the pantry in the kitchen.

The property has a propane grill and fire pit available for use. Upon arrival, please notify us if the grill needs cleaning or if the propane needs to be refilled. Please clean the grill after use to prevent excessive grease buildup which could start a fire. Please keep grill and fire pit covered when not in use. A fee will be charged to your credit card if the grill is not cleaned before departure. We, or any agent representing us, may enter Property at any time in the event of emergency. In all other cases, we will use our best efforts to give 24-hour notice for normal maintenance.

Parking at the beach is very limited. The property has 4 parking spaces, you may not park on Ocean Drive and additional parking is available on First Street on a first come, first serve, and cannot be guaranteed. All parking is at your own risk. Failure to obey posted parking restrictions may result in your vehicle being towed at your sole expense.

Boat and trailer parking is prohibited. Additionally, during peak season weeks, there will be no additional parking available and these further limits the ability to park a trailer. All parking is at your own risk. Small Sprinter type vans are acceptable.

As a Tenant under Florida Law no lease can be restricted based on race, and religion per Federal Law.

Check-out is 11 am on the day of your departure. Should you be planning to leave before 11 am, if you are able, please text the owner with your approximate time of departure, to better assist them with your departure cleaning. Also, as a reminder, prior to your departure, load and run the dishwasher and take out any excess trash. The unit has a washer and dryer, they are there for your use throughout the duration of your stay. Please leave all linens on top of the bed and towels in the bathroom tub or shower.

If the property is uninhabitable due to damage every effort will be made to provide an alternative accommodation. If comparable accommodations cannot be made a full refund will be issued. If a catastrophe (hurricane, tornado, earthquake, flood, etc.) or Act of God prevents travel to the vacation rental, the owner is not responsible for finding alternate lodging for the renter or for the renter's financial losses related to transportation or alternate lodging. The owner does not offer refunds or reschedule trips due to hurricane activity. Refunds are possible if the National Weather Service has issued a mandatory evacuation for the area the property is located in. We highly recommend obtaining Vacation Rental Trip Insurance to best protect your non refundable trip expenses. I recommend and

The Renter shall not do or permit any act or thing to be done upon the rental premise which may subject Owner to any liability or responsibility for injury, damages to persons or property or to any liability by reason of any violation of any laws, rules, ordinances, regulations, statutes, requirements, restrictions and codes affecting the rental premises or any portion thereof or affecting the maintenance, use or occupation of the rental premises or any portion thereof. The Renter shall exercise such control over the rental premises as to fully protect Landlord against any such liability. The Renter shall indemnify and save the Indemnities harmless from and against (i) all claims of whatever nature against the Indemnities arising from any act, omission or negligence of the Renter, its contractors, licensees, agents, servants, employees, invitees or visitors; (ii) all claims against the Indemnities arising from any accident, injury or damage whatsoever caused to any person or to the property of any person and occurring during the term in or about the rental premises; (iii) all claims against the Indemnities arising from any accident, injury or damage occurring outside of the rental premises but anywhere within or about the real property of which the rental premises is a part, where such accident, injury or damage results or is claimed to have resulted from an act, omission or negligence of the Renter or Renter’s contractors, licensees, agents, servants, employees, invitees or visitors; and (iv) any breach, violation or non-performance of any covenant, condition or agreement in this lease agreement set forth and contained on the part of the Renter to be fulfilled, kept, observed and performed. This indemnity and hold harmless agreement shall include indemnity from and against any and all liability, fines, suits, demands, costs and expenses of any kind or nature (including, without limitation, reasonable attorneys’ fees and disbursements) incurred in or in connection with any such claim or proceeding brought thereon, and the defense thereof but except with respect to claims with respect to bodily injury or death, shall be limited to the extent any insurance proceeds collectible by Owner under policies owned by Owner or such injured party with respect to such damage or injury are insufficient to satisfy same. “Indemnities” means Owner, assigns, employees, agents and contractors.

The space
A quirky 1942 classic home with all the modern conveniences is just steps from the beach in a quiet neighborhood. It's close to world class golfing, surfing, parasailing, kayaking, fishing, the convention center, and so much more. My family has owned this property since 1964 , and I've had a wonderful time restoring and upgrading it since 2019. This house holds many family memories and is located on a beach that I dream about often! I'm so happy to share this place with others and still keep it in the family.

Southern charm and contemporary colors have really brought this house back to life.

It has beachy kitchen with butcher block countertops, glass tile backsplash, and stainless steel appliances. The kitchen and downstairs bedroom have tongue and groove solid wood walls and ceilings that my grandfather installed. Off the downstairs bedroom there is a washer and dryer, detergent is provided free of charge, and an iron and ironing board is also available.

The kitchen is fully stocked with Keurig, French press, coffee grinder, toaster, microwave, toaster oven, Ninja blender, rice cooker, waffle maker, coffee and selection of teas, full set of cookware and bakeware, and so much more. It also includes the basic cooking necessities, e.g., oil, pepper, spices, condiments. It also includes outdoor plates and cups to take to the rooftop deck to enjoy a great meal alfresco.

The property has UHD 4K smart TV in the living room, sunroom, and two of the bedrooms, with Netflix, Hulu, Amazon Video, and Disney+ streaming services. It also has a Google home, and Google mesh WIFI system for a reliable signal throughout the home.

Downstairs features a living room with a large sofa, kitchen with dining table with 4 chairs and a bench, and bedroom with a queen bed, 40" TV with a laundry room, and a bathroom with tub and shower combo.

Head upstairs and you'll find recently refinished original heart pine floors, beadboard walls, and original wood ceilings, the charm of this house shines with all the windows upstairs! The second floor features two bedrooms, one with a queen bed and the other a full bed, and a bathroom with shower.

In addition, the upstairs has a second living area we call the sunroom with its 12 windows, wonderful ocean view, a sleeper sofa that can hold 2 more people comfortably, another 43" TV, a papasan chair for relaxing or reading a book, a small desk and printer if you need to get any work done and a game table with a variety of board games. Finally, head out into the hallway and go up to the large 20' x 16' roof top deck that overlooks the ocean where you'll find a great area for sunbathing, relaxing, dining, and relax and soak up the Florida sun in a hammock fit for 2.

The landscaping was just completed in October 2020 and a bocce ball court, putting green. You'll also find a flagstone patio with a gas fire pit and BBQ surrounded by Adirondack chairs where you can roast hot dogs and marshmallows.

We have chairs, toys, and towels specifically for the beach. An outside shower is available at the house so you can rinse off and feel more comfortable. There are also outside stairs to take straight up to the deck to catch the last rays.

You'll have access to the whole house, rooftop deck with an ocean view, and fire pit area. There's an outside shower to rinse off after a glorious day at the beach.

The max occupancy per city regulations is 8 people over the age of 24 months--children under 24 months are not counted in that maximum and are welcome. House has baby gates for the stairs and cabinet locks for the cabinets and outlet plugs are kept in the kitchen if needed. There are several a Baby Equipment Rental Places nearby that will deliver, e.g., cribs, high chairs, etc., to the house during your stay.
Additional notes
There are great shops, restaurants, and attractions nearby. It's located 10 minutes from the Mayo clinic, 15 minutes from the TCP Sawgrass golf course, 30 minutes from historic St. Augustine to the south and Amelia Island is 40 minutes north, Savannah, GA., is 2 hours north, and Disney World is only 2.5 hours south.

The property is on Ocean Drive and just a 3 minute walk to and from the beach. A beach buggy is available to transport cooler, towels, chairs and other beach necessities which makes it easier and more relaxing.

Spectacular sunrises greet you on your morning visit to the beach for coffee or stroll and occasionally the dolphins will meet you there. It is known for the flat open beach which makes it great for hanging out at the beach; walking or running, beachcombing and riding beach cruiser bicycles. Playing in the sand and surf is a great way to spend your days, but the fun doesn't stop there!

Since the cottage is at the heart of Jax Beach, you can walk to all the events and festivals within a few minutes without worrying about finding or paying any parking. Many shops and restaurants, featuring local artists and top chefs are within a short walk. Jax Beach Amphitheater hosts many spring and summer festivals featuring well known jazz and blues artists.

Jacksonville Beach is a fun filled beach community close to many attractions in sunny/warm Florida. Jacksonville Beach Pier, Adventure Landing, Kathryn Hannah State Park and Mayport Naval Station are nearby. Mayport, an original fish camp, is famous for it’s Mayport shrimp caught fresh daily.

Mayo Clinic/Hospital is only 10-15 minutes away. St Augustine, ‘The Nation’s Oldest City', is less than 15 miles away and offers many fun and interesting tourist features, an alligator farm, the Fountain of Youth and Premium Outlet malls.

Don't forget to bring your golf clubs. Home of THE PLAYERS Championship, birthplace of the TPC Network, and backdrop to the PGA TOUR headquarters, the TPC Sawgrass golf course in Ponte Vedra Beach, Fla., 5 miles away, is perhaps the world’s most famous golf course. THE PLAYERS Stadium Course sports one of the most recognizable and challenging holes on the PGA TOUR. The notorious par-3, 17th hole, features an island green that makes or breaks many a PGA TOUR pro’s round.

Very centrally location in South Jacksonville Beach, Trader Joe's, Publix, and Target are across the street and there is plenty of restaurants and shopping that are close by. Make sure to reserve your dates early; this one-of-a-kind vacation rental fills up fast. It will be a pleasure to host you, your family, and/or friends.

Neighborhood overview
The house is located in the South Jax Beach area and the beach is just steps away. The neighborhood is relaxed and quiet. People love to take walks, jog, ride bikes, scooters, and golf carts. Since our neighborhood is mostly residential we do not host large parties and events at this location.

But it is the beach, and you can enjoy cook outs with friends and dinners outdoors until late at night! We are glad if our guests are having a good time with family and friends and we are not worried about happy noise.
Getting around
The house has 4 parking spots available. There is additional parking on 1st street. You can rent bicycles and also a street legal golf cart to get around that can be delivered to the house. Our neighborhood is a residential beach community.
Not much traffic, walkable and great for bike riding.
If you enjoy walking, there is a good coffee shop (Bold Bean Coffee) 5 minutes away. In the same shopping center you will find some Restaurants (Bonefish Grill, Roy's Asian Fusion, and Maria's Mexican, all in walking distance, (5-10 min). Also some upscale boutiques and shoe shop. A few minutes more you have Panera Bread, Cruisers (great fish sandwich) and a Marshall's and Home Goods.
Grocery shopping is a few minutes by car at Publix or Trader Joe's.
There is a beach trolley in the summer months connection the beaches: Jacksonville Beach, Neptune Beach and Atlantic Beach. The Neptune Beach/Atlantic Beach Town Center is worth a visit for a walking tour of it's nice Restaurants, Shops, and Bars. The Art Walk is a free event every third Thursday of the month.
